项目融资的缺点项目融资的缺点【项目融资的缺点】任何事物均有两面性，两个方面相互依存。项目融资也不例外。尽管有上述各种优点，但其缺点也很明显。这些缺点往往是为利用优点而必然付出的代价。1.成本高由于在项目融资中，贷款银行承担了较大的风险，因此希望得到的收益也高。这样一来，他们要求的贷款利率要比普通贷款高。另一方面，项目融资要求繁多的担保与抵押，每一道担保或抵押都收取较高的手续费用。这样就提高了项目融资的费用。另外，贷款方及其律师、技术专家在评估项目、推敲文件、设计担保方案时都要花费较多时间，增加了融资费用。再加上谈判的费用，最终使项目融资成本较高。项目融资这一缺点在我国表现突出。除法律和政策方面的原因外，政府对项目的支持不力也是一个原因。政府对基础设施项目虽然态度上坚决支持，但对担保制度却加了种种限制。结果，项目谈判时间长、费用高。另外，我国目前从计划向市场转变的过渡体制也使项目的审批等耗费时日。所有这些问题最终都提高了项目成本。2.耗时长由于项目各方要在项目融资过程中经过分担风险的谈判才能签署合同和协议。而这种谈判往往因各方利益不一致而陷于僵局。另外，复杂的项目融资结构也使有关各方不能很快达成协议。这样，我国目前的项目从表示意向到谈成签约往往要花上几年时间。这种情况一方面提高了直接成本，另一方面，还错过了市场和其它机会。错过机会造成的间接损失往往更大、更严重。最后，项目的总成本大幅度上升。
